How shall we start our property search?

There are a number of ways to search, if you know the area that you are interested in then go to the ‘Property Search’ box on the left hand side of this page and click on the ‘Location’, and select the area of your choice. Alternatively search by Price, again go to the ‘Property Search’ box on the left, click on ‘By Price Range’ and select the range you desire. What are the fees and commission charged by Tamara Properties Ltd.?

Unlike many other Estate Agents working in Bulgaria, we do not charge the Customer any fees or commission whatsoever for new Developments, nor do we add any fees or commission to the purchase price of the Property the Developer has given us to sell. The purchase price of the property is the exact price the developer has set. We take our commission direct from the Developer, and we pride ourselves on this practice.

For re-sale properties, we charge the seller a 3% commission.

How do we view the properties that we are interested in?

Contact us by email detailing the Properties that you wish to view, and the dates you would like to come to Bulgaria, and we will make arrangements for you and confirm that everything is set up to make sure your visit and itinerary goes to plan.

We can also make your arrangements for you, and offer you a number of options for flights and accommodation. We can obtain preferential rates due to our relationships with Airlines and Hotels.

What do we need to bring with us on our visit?

If you are going to look at Developments that are under construction, then we suggest you bring some sturdy shoes. If you are going to rent a car then obviously bring your driving license. You can enter into Bulgaria with as much as €10,000 without declaring it, so if you wish to be in a position to Reserve the property of your choice whilst being here in Bulgaria, then you may wish to bring the Reservation fee with you, otherwise there is no need to bring such amounts of cash. There are many Cash Machines which take all major Credit / Debit Cards, and you will get a very competitive rate of exchange, rather than that of the Exchange Bureau’s. One other thing PLEASE DON’T FORGET YOUR PASSPORT!!

How do we reserve a Property?

If you want to reserve a Property, then you will need to pay the Deposit/Reservation Fee, which will ensure the Property is Reserved for a certain amount of time until you proceed to Contract. No other party’s will be able to purchase this Property during the Reservation Period. Reservation Fees do vary from Development to Development so please contact us to obtain full details of the Payment Scheme. In the main Reservation Fees are usually between €1,000 and 10% of the Purchase Price.

Can we pay by Credit/Debit Card or Travelers’ Cheques?

We advise you not to use Travelers’ cheques as they can only be cashed in the major City’s and Towns, and you will be charged a high commissions on them. You can pay in most Shops and Restaurants using your Credit/Debit Card in the main Towns, City’s and Tourist destinations, but please check first, as Bulgaria still has a big cash culture, with most day to day transactions carried out in cash.

We do not accept Credit/Debit Cards for Deposits/Reservation Fees. We advise you to pay the Deposit/Reservation Fee by Bank Transfer, or you can pay by Cash during your visit should you feel this is necessary to ensure you obtain the Property of your choice.

Is it possible to buy without coming to Bulgaria?

Yes, this is possible, and many Investors do this when buying Off Plan, and they know the area they want to invest in. We would though advise you to come out to Bulgaria for a few days, sample the Country if you haven’t been here before, and get all the documentation signed and stamped here. It is probably quicker and easier, plus you will get to see the Development, and be entertained by us for a night!

Will we get ownership documents for the Property?

Absolutely, you will have title deeds in your name, or if you are buying through a Company, your Company name.

What if we want to have renovations carried out on our Property?

No problem, we can source and recommend a complete range of professional tradesmen who will provide you with quotes based on your requirements of work to be carried out. Labour and materials is very cheap in Bulgaria, and you are at liberty to negotiate any price you are quoted.

What about our company tax returns?

We can provide you with a list of Accountants who can advise and assist you with your tax issues.

Is VAT payable on my purchase?

It is possible and common practice under Bulgarian Law to buy your property without paying VAT (20%) on the purchase price, in this instance you will have to declare on the Notary Deed the Tax Valuation of the property set by the local muncipality. Should you wish to have the full purchase price on the Notary Deed then VAT is payable.

Some Developers advertise their prices with VAT and some don't, so please check with us to avoid any confusion.

Do we need a visa?

Bulgaria became a member of the European Union in 2007, so all EU Nationals are free to travel and reside in Bulgaria. For other non-EU Nationals we would advise you to check with your Country's Embassy or the Bulgarian Embassy prior to travel.

What about the cost of living in Bulgaria?

Compared with UK prices, Bulgaria is extremely cheap. A loaf of bread will cost you approximately £0.30, a Pint of Lager from £0.60, a packet of Cigarettes from £0.70. A litre of petrol is about £0.90.

Driving a car in Bulgaria.

There are few annual fees that must be paid every year to drive a car in Bulgaria.

Bulgaria is one of the cheapest Country’s in Europe for brand new Cars. There are also many options and a competitive Market dealing in used Cars of all standards.

What about Telephones?

UK Landline Telephones do not work in Bulgaria. Mobile Phones do work and as long as you switch your roaming on in the UK prior to leaving, you will have no problems using you Mobile. If you intend to make a high number of Calls within the Bulgarian territory then we advise you to buy a Bulgarian Pay as You Go SIM Card, which are readily available from one of the Mobile Operators (Mtel, Globul or Vivatel).

What are the regulations for the import and export of Currency by foreigners?

Persons crossing the borders of the Republic of Bulgaria in either direction with in excess of 8,000 Bulgarian Leva (€4,000) or equivalent foreign Currency or Travellers Cheques, must fill out and present to the Customs Authorities a ‘Currency Customs Declaration’, and declare it to Customs Officials upon their arrival. The Declaration must be filled out in three copies (items 1.1 and 1.2 of the Declaration must be completed).

Persons who attempt to leave Bulgaria with the equivalent of 25,000 Bulgarian Leva €12,500) or more, must complete a Customs Declaration, on which they must state the origin of the money, and present a certificate from the Bulgarian Regional Internal Revenue Service, proving they do not owe any taxes, unless the sum is less than the amount originally declared when brought into the country. In the latter case, you must present to the Customs Authorities the Customs Declaration that was endorsed at the time of their last entry into the Country. This Declaration is considered to be valid for the export of Bulgarian and foreign Currency until the person leaves the Country.
